Advantages a Realtor® Provides to Buyers

In my last post, I talked about why Sellers should use a Realtor®. Unfortunately, that only addresses about half of the people who operate within the Real Estate market. Now I would like to direct our attention toward identifying some of the advantages a Realtor® provides to people looking to purchase a property.

  • Realtors® have access to resource information:  Even if you are looking to purchase a property in your home town, and are incredibly familiar with the community, you may not have the type of experience necessary to know whether or not you are maximizing your investment by purchasing a particular property.  For example, the price of the property you are interested in may contain special taxes for implements to the City’s infrastructure.  The property may be located in a flood plain, meaning that you will be forced to purchase flood insurance, increasing the cost of your mortgage.  Regardless of the situation, a Realtor® has access to this type of information.
  • Realtors® have knowledge of the market you are investigating:  If you want to purchase a property there is no doubt that you have a list of criteria that you want to see in that property.  Whether that criteria includes living in a particular school district, being a certain size or being located in a particular neighborhood, a Realtor’s® job is to take that information, identify properties that meet those criteria and make sure  to try to match Buyers with properties that fit their needs.
  • Realtors® have access to lender information:  A Realtor®, by necessity, has to create relationships with credible lenders in the community.  If you are in the process of moving to a new community, having a Realtor® that has those relationships in place reduces stress in a situation that is already stressful enough.  A Realtor® serves as a resource for the buyer to receive professional services from credible lenders.
  • Realtors® have vast experience in contract negotiation and real estate transactions, again to achieve greater value for you, the client/customer.  Value to consumer: greater justifiable confidence in the entire transaction.   A Real Estate transaction is a very complex and delicate exercise.  Our Realtors® have greater experience in handling transactions from beginning to end and have the ability to help you through this process.  That, in turn, gives you confidence and peace of mind.  They are working to maximize your profits from the time you put your property on the market to the time it is sold.

 

In our last two posts we have discussed a number of really significant advantages Realtors® bring to people who are looking to either purchase a property or sell a property. Our next post will cover the First Time Home Buyer Tax Credit, the fact that it is ending in the very near future and what First Time Home Buyers need to do in order to take advantage of the program while it still exists.
