Advantages a Realtor® Provides to Buyers

March 18, 2010

In my last post, I talked about why Sellers should use a Realtor®. Unfortunately, that only addresses about half of the people who operate within the Real Estate market. Now I would like to direct our attention toward identifying some of the advantages a Realtor® provides to people looking to purchase a property.

  • Realtors® have access to resource information:  Even if you are looking to purchase a property in your home town, and are incredibly familiar with the community, you may not have the type of experience necessary to know whether or not you are maximizing your investment by purchasing a particular property.  For example, the price of the property you are interested in may contain special taxes for implements to the City’s infrastructure.  The property may be located in a flood plain, meaning that you will be forced to purchase flood insurance, increasing the cost of your mortgage.  Regardless of the situation, a Realtor® has access to this type of information.
  • Realtors® have knowledge of the market you are investigating:  If you want to purchase a property there is no doubt that you have a list of criteria that you want to see in that property.  Whether that criteria includes living in a particular school district, being a certain size or being located in a particular neighborhood, a Realtor’s® job is to take that information, identify properties that meet those criteria and make sure  to try to match Buyers with properties that fit their needs.
  • Realtors® have access to lender information:  A Realtor®, by necessity, has to create relationships with credible lenders in the community.  If you are in the process of moving to a new community, having a Realtor® that has those relationships in place reduces stress in a situation that is already stressful enough.  A Realtor® serves as a resource for the buyer to receive professional services from credible lenders.
  • Realtors® have vast experience in contract negotiation and real estate transactions, again to achieve greater value for you, the client/customer.  Value to consumer: greater justifiable confidence in the entire transaction.   A Real Estate transaction is a very complex and delicate exercise.  Our Realtors® have greater experience in handling transactions from beginning to end and have the ability to help you through this process.  That, in turn, gives you confidence and peace of mind.  They are working to maximize your profits from the time you put your property on the market to the time it is sold.

In our last two posts we have discussed a number of really significant advantages Realtors® bring to people who are looking to either purchase a property or sell a property. Our next post will cover the First Time Home Buyer Tax Credit, the fact that it is ending in the very near future and what First Time Home Buyers need to do in order to take advantage of the program while it still exists.

Why should I hire a Realtor®?

March 4, 2010

I’ve been in real estate since 1981 and the one question that people ask the most is, “Why should I hire a Realtor ®?”  My answer over the years has always remained consistent, you hire a Realtor® because we have the tools and resources necessary to help you sell your home.  For this post, I want to focus on how our Realtors® can help someone who has decided to sell their home.  It has become really easy for people to assume that they can list their home on the Internet and be able to get the amount they envision out of their property.  But before you make a snap decision about one of the most important financial transactions of your life, ask yourself these questions, Why do you go to a doctor when you’re sick?  Why do you hire an attorney to attend to your legal business? Why do you hire an accountant to make sure that your business is financially viable?  The answer is simple, you hire a professional because they bring experience and tools to the table.

Selling real estate, residential and commercial, in this market is a very complicated thing to do.  Our Realtors® can help you in several different areas. Agents have a pool of pre-qualified buyers:  Because Realtors® work for people who are in the process of selling their property and work with people who are in the market for property, they have the ability to connect both sellers and buyers.  As a result, our Realtors® can speed the process of selling your home.
Realtors® have much greater expertise in pricing property.  They have access to information that will help you make some extremely important decisions about value: Value to consumer: Accurate value for product.  When a property is priced competitively, it will generate more interest among buyers and reduce your selling timeline.
Realtors® have the ability to compile an objective list regarding improvements that need to be made to your property:  A Realtor® can tirelessly market a property, but if a home needs improvements before it goes on the market the seller needs to know.  We develop a list of improvements that, when made, will give you the best return for your investment and reduce your marketing time. Realtors® have a very long marketing arm for your property to achieve maximum exposure:  Value to consumer:  time & money.  Realtors® have many venues that will give sellers the greatest opportunity to get their property out to the buying public.  We incorporate social networking technologies such as facebook and twitter, print advertising, websites, YouTube, virtual tours and audio tours along with our large network of connections in the community to make sure that as many people as possible see your property.
Agents have vast experience in contract negotiation and real estate transactions, again to achieve greater value for you, the client/customer.  Value to consumer: greater justifiable confidence in the entire transaction.   A real estate transaction is a very complex and delicate exercise.  Our Realtors® have greater experience in handling transactions from beginning to end and have the ability to help you through this process:  Value to consumer: to give you confidence and peace of mind.  They are working to maximize your profits from the time you put your property on the market to the time it is sold.
Our Realtors® have up-to-the-minute information:  We live in volatile economic times and, because of that, you need to know that your property is priced at a point that will allow it to move quickly while also providing you with the profit point you desire.  We consult with our clients constantly to make sure that you have all of the information you need to make an informed decision that is in your best interest.
Our Realtors® work for you:  A Realtor® works for the client on an at-risk basis.  That means no hourly fees. All marketing costs are absorbed by the firm. It’s in the Realtor’s® best interest to work quickly and utilize all of their resources to make sure that your property gets sold in a timely manner, because if they don’t do that, they don’t get paid.  More importantly, though, a Realtor® can help you through the complex transaction of selling or purchasing a property so that you can take comfort in knowing that you made the best possible decision for your situation.

So I ask you again, why hire our Realtor®?  I think the benefits are pretty clear.  They are your guide through the process of either buying or selling your property.  The important thing to remember is that we work with you and our number one priority is making sure that you are getting the services you need to feel comfortable; with that comes our experience and expertise in the real estate field. Most of all, we have great respect for you, the consumer and care about your needs!
